A few more comments for your consideration.

In my opinion, you do not need a lower level for staging. Your room is big enough that you can have ("operational") surround staging, accessible from the top and right sides. This should give you more than enough room, and an extra job for an additional crew (if that's how you plan to operate). Of course, this depends on your willingness to renovate your benchwork - which you'd need to do for a second level...

Lester's point about the feeder track (also called a drill track, if I understand his description of its use...) leads me to suggest that if you go for operational staging as above, you will need to make sure your design works well, with arrival and departure tracks, etc. Pure staging may not need these considerations, but either way, you need well-performing trackwork! Wink
