If you plan to have the possibility to swap industries/structures you should refrain from my mistake of not perfect level ground. That lets the buildings "hoover" over ground or you are forced to cover it by some ground cover and glue.
I suggest you "reserve" some areas where you plan to "put" industry buildings and make that areas perfect level. I used thin blue foam but that is a poor choice for perfect level. I will go with styrene next time. Ground cover should be concrete/asphalt paint only. You should also think about the next track used to serve the industry. The track may be street running (perfect choice to "put" a structure close to the track) or ballasted. The transition of the ballast to the level area for the building should be planned in advance.
