Here is a team track in Fontana, which although 40 miles away or so, is spiritually very, very close to Vernon. You can see tank cars spotted here -- I think most are ethanol, being used to mix in smaller quantities with local distributors. I've also seen sulfuric acid cars here. You can also see a coil car.
To unload the tank cars, a tank truck pulls alongside and pumps the stuff out. To unload anything else, they use a heavy duty forklift:
Railboxes are very common there, and you can also see bulkhead flats loaded with rebar. The great thing is all you need for an "industry" is hard-packed dirt or broken asphalt a la the Busch sheet, you can display various trucks in the scene and swap them out frequently, and it can all be temporary but still a way to get a lot of operating variety.
